The truth is that the home inspector or home inspection company can charge whatever they want....just like any other company or small business. However, they obviously want to stay competitive to try and maintain their percentage of the market share. So, most home inspection companies try to keep it somewhat reasonable.
You can expect to pay anywhere from $300 to $500 for an average size home or over $1000 for a larger home with accessory structures and a pool.
Some inspectors will have additional fees for optional systems such as sprinklers, pools, water wells, etc. These additional fees can be anywhere from $15 to $150 depending on what additional service you might be requesting.
Many inspectors and/or inspection companies will charge by the square footage of the home. So the simple equation there is.....the bigger the house, the greater the home inspection cost will be. This is mainly because the inspector is having to literally inspect more house, which obviously takes more time....therefore requires more payment.
